We know our competition! Being under the radar we are able to gain access to off market deals and have a history of closing deals quickly.
Underwriting
We utilize current financials to analyze assets with our own financial model developed by our team. Conservative assumptions produce a pro forma model that accurately reflects the properties potential value.
Due Diligence
All of our projects typically are variations from previous projects.
We understand issues unique to Commercial Retail Centers, Flex Office space and Express Car Washes.
Marketing
Each of our building’s foot print is just under 10,000 square feet. This allows for reasonable prelease opportunities and quicker stabilization and positive cash flow.
Each property gets maximum exposure through our website and third party CRE platforms. Facebook, Google and our Conroe Chamber maximize our exposure to potential tenants.
